B&B with Hotel Facilities

One Holyrood is a purpose built B&B with hotel standard facilities. We also have a 4 person self-catering apartment nearby on Quay Street.

All our rooms have private en-suite bathrooms and have been individually designer decorated in keeping with the charm and demands of a Grade II listed building.

One Holyrood welcomes small, well behaved pets. However there is an additional charge of £10 per night.

Food & Drink

One Holyrood B&B has a charming south east facing breakfast / dining area overlooking a garden planted solely with scented plants. A Continental breakfast is included in the room rate. We use locally sourced and seasonal Isle of Wight produce wherever possible. Breakfast is served from 7.30am until 10am. In good weather breakfast can be served in the garden.

One Holyrood Tea Rooms serve Brunches, Light Lunches and a very special Afternoon Tea. The Tea Rooms, Dining Room and Garden are open to all members of the public as well as guests. All our dining areas are a great place to relax and unwind and to enjoy the company of family, friends or business colleagues.

Complying with Conservation issues demanded by a Grade II listed building results in limited access for people with mobility issues. There is wheelchair access from the street to the ground floor but no toilet facilities are available. There is no lift.


In the garden the beds & boarders have been stocked with scented plants to give a simulating aromatic experience. It is a peaceful sunny place to lounge or eat in throughout the day.

Cycling & Walking

We are a cycling and walking friendly establishment and are very happy to store your bikes securely over-night. We also have facilities for drying clothes and boots.

By road from Wightlink Vehicle Ferry Fishboune PO334EU (5.4 miles)

At roundabout take 5th exit onto Medina Way/A3020 (0.4miles). Take the exit toward Industrial Estates at roundabout take the 1st exit onto Holyrood St.

One Holyrood is on left. To park the car, turn left on to Sea Street and the car park is on right.
